Directions – Detailed instructions are included on the bottle. Basic instructions are to first clean your floor using RubberFlooring, Inc. Rubber Floor Cleaner and Degreaser or a comparable cleaner. Once the floor is clean, apply a thin coat of rubber floor finish and allow to dry.

Recommended Uses – To achieve the ultimate wet gloss look on your rubber floors, our Rubber Floor Finish and Sealer is the perfect solution for both virgin rubber floors and recycled rubber floors with a high percentage of colorful virgin rubber flecks. For best results, ensure that the floors are thoroughly cleaned and dry before application. Simply apply the finish and sealer using a clean mop or applicator and allow it to dry completely before walking on it. This product is not recommended for use on recycled rubber floors that are predominantly black in color. When used on high colored rubber flooring, the flooring will have a satin, wet-glossy look to it. This appearance could also be described as a semi-gloss look. On black flooring, the sealer will give it a matte, or flat appearance to the floor. With our finish and sealer, your floors will have a protective wax layer and a dazzling shine that will last for weeks.

Our Rubber Floor Finish and Sealer is designed to protect and add a glossy shine to your rubber flooring. To ensure proper maintenance, please read the following instructions.

General Maintenance
  • Vacuum or sweep the floor to remove dirt and debris regularly.
  • Use a damp mop with RubberFlooring, Inc. Rubber Floor Cleaner and Degreaser or a comparable cleaner to clean the floor. Avoid using harsh chemicals or abrasive cleaning tools that can damage the finish.
  • For heavily soiled areas, use a soft nylon scrub brush or stiff-bristled broom to scrub the area with the cleaning solution.
  • Rinse the floor thoroughly with clean water and allow it to dry completely before applying the finish.
  • Apply a thin coat of Rubber Flooring, Inc. Rubber Floor Finish and Sealer using a clean, damp mop or applicator. Avoid over-applying the finish as it can lead to an uneven surface or peeling.
  • Allow the finish to dry completely before applying additional coats. A minimum of two coats is recommended for optimal shine and protection.
  • For areas with heavy foot traffic, apply additional coats of finish as necessary.
  • When the finish begins to wear down or lose its shine, it is time to strip and reseal the floor. Use RubberFlooring, Inc. Rubber Floor Cleaner and Degreaser or a comparable stripping solution to remove the old finish and then apply a fresh coat of sealer.

Installation
  • Ensure the subfloor is clean, smooth, and free of any debris.
  • If necessary, repair any cracks or unevenness in the subfloor.
  • For best results, install the rubber flooring according to the manufacturer's instructions.
  • Allow the rubber flooring to acclimate to the room temperature and humidity for at least 24 hours before sealing.
  • Thoroughly clean the surface of the rubber flooring with our Rubber Floor Cleaner and Degreaser.
  • Rinse the flooring surface thoroughly with clean water and allow it to dry completely before sealing.
  • Fully saturate a clean, good quality sponge mop with our Rubber Floor Finish and Sealer.
  • Apply a thin coat of the sealer and allow it to fully dry.
  • Repeat this process to apply up to four coats, or until the desired level of sheen is achieved.
  • Ensure that each coat is completely dry before applying the next coat.
  • Avoid aggressive fan forced drying as this may cause the sealer not to dry completely.
  • It is not recommended to machine buff the finish as this may cause finish marking.
  • After the surface has been dry for 24 hours, general maintenance such as damp mopping may be done as required.

Note: Over time, the sealer may break down and wear out. When this happens, the surface will need to be stripped with cleaner and resealed to restore the high gloss shine.
Don't see what you're looking for? 
The sealer directions state to use a sponge mop to apply--can you use any other type of mop? We are sealing a large area, and it is going to take a lot longer if we use a small sponge mop.

To apply our Rubber Floor Finish and Sealer to a large area, we recommend using a paint roller with a long handle.
Do we need to use the cleaner and degreaser if the floor is brand new?

You don't have to use our Rubber Floor Finish and Sealer or Rubber Floor Cleaner and Degreaser if the floor is new. We recommend sealing the floor so it looks brand new longer. But all of our accessories are optional and you can choose to use them at your discretion.
Is there a matte or satin finish versus the high gloss for the rubber floor finish?

Our Rubber Floor Finish and Sealer will provide either a satin finish to your floor or a matte finish. When used on high colored rubber flooring, the flooring will have a satin, wet-glossy look to it. This appearance could also be described as a semi-gloss look. On black flooring, the sealer will give it a matte, or flat appearance to the floor.
In some of the reviews for Rubber Floor Sealant, I see that multiple coats are recommended. Can you tell me if a single coat or 2, or 4 are the recommended number of sealant coats? Thank you!

With our rubber floor finish and sealer there is no real recommended amount that needs to be used. Each application will need different amounts. We do recommend you not exceed 4 coats of sealer on your floor. This can cause a hazy appearance to the floor.
Is there a sealer recommended for black rubber floors?

Our Rubber Floor Finish and Sealer can be used on black rubber floors. The reason it is not recommended is due to the fact that it will dull the look of the floor. But if that is not and issue, you can use it as directed.
Will sealing a rubber floor with your product help decrease the rubber floor odor?

Sealing our rubber flooring will help to reduce the smell of our rubber flooring. The best way to dissipate the rubber smell is to mop the floor with a mild soap and water solution and letting the floor air dry.
I am looking to use this product on my stall mats in my barn. Is this product harmful to animals, and does it make the mats slick if they get wet?

Our Rubber Floor Finish and Sealer is safe to use around animals. Our sealer is a wax based product. When applied properly, our sealer will provide ample slip resistance when wet or dry.
How much square footage does the sealer cover? Also, do you use the same cleaner once the floor is sealed using your product?

Our Rubber Floor Finish and Sealer covers 2000 sqft. per gallon. You will want to use just a simple soap and water solution after you have applied our Rubber Floor Finish and Sealer. This solution should be applied with a synthetic mop head. Our Rubber Floor Cleaner and Degreaser when applied will strip the Rubber Floor Finish and Sealer from your floor.
Does this sealer have a UV rating and can it be used outdoors?

Hello, Would you recommend this sealer for your Eco-Flec Rolls? We are looking to use them as flooring in our dog kennels. Kennels will be covered kennels but outdoors. Thank you.

You can use Rubber Floor Finish and Sealer on our Eco-Flec rolls to seal the floor. The floor may appear dull depending on the amount of flec in the floor, but this product will help to fill in the pores in your floor.
I have a 400 sf rubber gym floor and the rubber smell is very strong, will sealing it reduce the smell?

We recommend that you use a damp mop with a mild soap and water solution to help reduce a strong rubber smell. Recommended soaps are Dawn dish detergent or Tide laundry detergent.
How frequently should the floor be sealed after using this product? Is there a time effectiveness associated with the product?

When you seal our rubber flooring, under normal use, you will want to reapply it every six months. Under heavy use, you may have to reapply it every month. This product is best used on high colored floors as it will dull out the look of an all black floor.
Can it be used on rubber pavers?

Our Rubber Floor Finish and Sealer can be used on our Flagstone Rubber Pavers. This product is great to use on any rubber. We don't recommend using it on totally black floors as it will give a dull appearance to the floor, but if you don't care how it looks, it is a great choice for sealing your floor.
Can you use this on gray rubber floors in an elevator?

You can use our Rubber Floor Finish and Sealer on gray rubber floors. This will help to keep the gray color looking gray longer.
Will this scuff easy after application? I used Clean Break, and it SUCKS! Every time I step hard on the floor it leaves a scuff mark of light tan color. Where the sealer is coming off.

Our Rubber Floor Finish and Sealer does not scuff easily. If you apply multiple layers, you will get a very durable product. Over time, this will wear down and will need to be reapplied. We recommend reapplying this every 3-6 months depending on use.
Can this be used outside on a rubber playground?
Our Rubber Floor Finish and Sealer can be used on a rubber playground surface. Since playgrounds get a lot of traffic, you will have to reapply this quite often.
I have high-end studded black rubber tiles in my kitchenette area. It's a tile currently used in about 80% of the elevators in New York City. I probably have this issue because I am using this tile for home decor instead of industrial purposes. I always walk around in my socks at home, and each time I step off my kitchen tiles onto my painted white wooden floor, I track trace amounts of black color from the rubber tile onto the white floor. Will this product seal the black onto my tiles so I can stop tracking the color all over my home? Thank you.

Our Rubber Floor Finish and Sealer will help to prevent the black rubber from staining your socks and your wood flooring. Since the flooring is lightly trafficked, you will most likely have to replace the sealer 1-2 times a year.
How do you apply this product?

To apply our Rubber Floor Finish and Sealer, you will want to follow these steps. 1. Thoroughly clean all residue from the rubber rolls or tiles using our Rubber Floor Cleaner and Degreaser. 2. Rinse Thoroughly and allow to dry. 3. Fully saturate a clean, good quality sponge mop with non-diluted Rubber Floor Finish and Sealer. 4. Apply a thin coat of finish and allow it to fully dry (avoid aggressive fan forced drying that may cause the finish not to dry completely). 5. Repeat to a maximum of four coats, or until the desired level of sheen is achieved. 6. It is critical that the floor finish is applied in thin coats and is allowed to dry between coats or hazing fully may occur. It is not recommended that finish is machined buffed or finish marking may occur. 7. After the surface has been dry for 24 hours, general maintenance such as damp mopping may be done as required.
I am using horse stall mats for a workout room. Will this sealer make cleaning the rubber mats easier? Ie. Will dirt wipe off using this product easier than just the virgin rubber mat itself? The indented portions of the mat are currently hard to clean.

Our Rubber Floor Finish and Sealer does make it easier clean our rubber flooring. Since this fills in the pores and indentions that can be found in our rubber flooring, no dirt or debris will get stuck on or in your floor.
Can we apply this sealer on top of logo installed on rubber surface (athletic flooring) to protect the logo?

You use our Rubber Floor Finish and Sealer over a logo on rubber surface to protect it. You would follow the same instructions as you would installing this over our rubber flooring.
Does the sealer make the surface slippery?
Our Rubber Floor Finish and Sealer is a wax based sealer and will make the floor less slip resistant than if you had left the rubber surface exposed. This waxed based sealer on its own will not make the floor slippery.
Once you apply the sealer to the rubber floor, should you or can you buff it, to bring back the shine?

If you apply our Rubber Floor Finish and Sealer to your floor, you can not buff it. If you use a buffer, you will actually strip the sealer off the floor. This sealer is a wax based sealer and will only offer a semi-gloss appearance to the floor.
You state it is not recommended unless a high percentage of color - what number indicated a high percentage as I wanted to compare to the designer tile we purchased from you?

Our Rubber Floor Finish and Sealer is best used on floors with 75% + color flec but can be used on any color floor. When used on black floors, the sealer will make it appear dull. If there is any level of color flec in the floor, it will help to keep the color popping for as long as the sealer is on the floor.
If we use the finish & sealer, will using the cleaner and degreaser remove the finish applied? Wanted to clarify the use of your other product after using this.

I have a black rubber crumb floor that was poured and trouled for a theater room. Will this sealer stop the off-gassing (rubber smell) and help seal it from liquid spills of pop etc.?

Our Rubber Floor Finish and Sealer will help to mitigate the smell of our rubber flooring and will help to seal the floor, so no liquids get in or under the flooring. If there are seams in your flooring, we recommend using our Seam Sealer glue to create a watertight floor. When cleaning these rolls after the sealer has been applied, we recommend using only a mild soap and water solution. Since our sealer does not last forever, you will want to use our Rubber Floor Cleaner and Degreaser to remove any remaining sealer and then reapply the sealer every 3-6 months depending on your traffic load.
Will this product make my rubber mats waterproof again? If not, is there something that will?

Rubber flooring is water-resistant, not necessarily waterproof. Our Rubber Floor Finish and Sealer will help to fill in any pores in your flooring to help make it more water-resistant. If you have multiple rolls or tiles where there are seams, we recommend using our seam sealer glue as well to help make your flooring more water-resistant.
I installed your rubber tile floor in a small gym. I then apply a couple of coats of your sealer on the rubber. The owners are complaining the rubber floor scuffs and scratches real easy. What can I do? Should I try to strip the sealer off of the rubber floor? If so, do you have any recommendations?

To remove our Rubber Floor Finish and Sealer from a rubber floor, we recommend using our Rubber Floor Cleaner and Degreaser. This will strip the sealer off the floor cleanly.
I want to seal a rubber mat we use in a fish and chip shop I want it, so its easier to mop and the black doesn't stain all my mop and tiles will your sealer stop the black coming off?

You can use our Rubber Floor Finish and Sealer on a black rubber mat to keep black rubber from getting on everything. Since this would be used in a commercial environment, we recommend resealing the mat about every three months. To reapply the finish, you will need to remove the remaining old finish with our Rubber Floor Cleaner and Degreaser and then reapply the Finish and Sealer. Our sealer will make it easier to keep your mat clean and will also make it easy to disinfect the floor if need be.
I have a pretty expensive black (studded) tile on a little bit of pantry floor (you often see this tile in elevators). Every time I wipe it, it yields a lot of black color on whatever I wipe with. In fact, it seems to leak a subtle amount of color which gets spread around the apartment any time I step on the tiles. Would sealing the floor stop the leaking?

If you use our Rubber Floor Finish and Sealer on that floor, you will stop the transfer of rubber or color from the tile to other surfaces. This sealer is not a permanent sealer, so you will need to reapply it every so often.

Dry-time for Rubber Floor Finish and Sealer is about 30 minutes between coats, but that may vary depending on your local humidity/temperature/ventilation. After a final coat you fill want to wait a full 24-hours for drying.
How long is the waiting time between each sealing application?

When applied with a synthetic mop head in a thin layer, the dry time for our Rubber Floor Finish and Sealer is 20 - 30 minutes. This is the amount of time you will want to take between layers. If you are uncertain if the product is dry, take a finger and see if it is tacky at all. If it is, take a fan and run it over the surface to help the sealer dry.

If the floor has color flec in it, this will help to bring back the shine to the floor. Before applying our Rubber Floor Finish and Sealer, you will want to read the directions to make sure that your floor is as clean as possible before applying it. That will make sure that you get the best results when using our product.
What is the lowest temperature this should be applied in?

We do not have freezing point for our Rubber Floor Finish and Sealer. The boiling point for it is 212 - 220 degrees Fahrenheit.
How often do you have to use the sealer? Every year every few months.

How often you have to reapply our Rubber Floor Finish, and Sealer will depend on the amount of traffic the flooring receives. For high traffic areas, you may have to reapply the finish every couple of months. If traffic is light, 1-2 applications a year is pretty typical.
Is this sealer approved for bar floor areas, and is this a high viscosity sealer or low?

I have Rubaroc around my pool and was wondering if this would work to help put a protective coating in the areas that seem to get a lot of dirt and iron water from the sprinklers. Will it help prevent iron water spots on the rubber?

You could use our Rubber Floor Finish and Sealer over your Rubaroc. This won't prevent dirt and grime but should make cleaning easier.
We have outdoor rubber tiles, which we laid over an existing concrete patio. The tile was a great solution for covering the old concrete, but the rubber tiles have faded, and we are wondering if this sealer can be used outdoors and if it would help restore the finish & look of the tile before they faded?
Our Rubber Floor Finish and Sealer will make the tiles look better, but it will not undo any fading due to UV exposure. There really is no way to undo the fading caused by direct sunlight.
Is this product ok for gym floors? Does it leave a film that can cause people to slip when running etc., or stain clothing if you are lying on the floor?

This sealer makes cleaning and maintaining your rubber flooring easier and will also help to make high-colored products pop. The sealer is not slick, so people can run on the floor without slipping. Also, the sealer will not stain your clothing either. Our Rubber Floor Finish and Sealer is a waxed-based sealer.

I have rubber flooring on my outdoor patio and my garage floor. I have tried numerous products on these floors to achieve a shine so that is it is easier to clean and to protect it from water and UV rays. No product I have tried thus far could achieve these goals. Finally I found a product that does the job extremely well. I would recommend this finish/sealer to anyone trying to protect their floors and make them look ″shining clean.″

My rubber floor is the black with green chip that I bought from Rubber Flooring Inc. After the last 15 months my floor has sort of dulled, still looks great but there is a difference from a virgin floor and what I have now. I have this rubber in a Cycle Studio where we also have floor workouts so there is some normal ″Scuffing″ you have from jumping around and such. I put two thin layers of this amazing sealer on and my floor looks brand new, the green flakes pops like it used to but more importantly the scuff marks and dullness is all gone. Not to shinny at all but when I did the first half there was a noticeable difference for the better. If you can mop you can put this stuff down, I was hesitant because is not ″recommended″ for primarily black floors but this is perfect for me. Just a little shine and it brought my floors back to life. Lastly, easier to maintain and clean up sweat puddles.
